In Guatemala, construction licenses or permits are processed through the Municipality in which we plan to build our property.
Some frequently asked questions related to construction permits
How long does a construction permit process take? It can take anywhere from 14 days to around 60 days. In the City of Guatemala, the maximum period is 60 days.
Do I need a permit if I’m making some improvements to my house? According to the Regulations mentioned earlier, the following works do not require a permit: patching or touch-ups, general plastering, ceiling repairs, painting, anything related to doors, windows, and other decorative or ornamental elements. In general, anything that does not affect the facade, layout, or important structural elements (such as columns and exterior walls) of the property.
What should the plans submitted to the Municipality include? The main elements to include are room layouts, the location of doors and windows, measurements (dimensioning), roof and overhang projections, walls and their materials, and the location of the construction within the land, marking gardens, streets, and parking spaces. Additionally, the Municipality may request additional features depending on the type of property you want to build.
